The Survey Is Complete

The survey was done on house on Friday 15th and it looks like we have a thumbs up. Of course there was a few advisories.

The one item which did concern me was that the drains seem to be backing up.  This shouldn't be a big deal and some which the vendor can get sorted before we move.  My hope is that as the vendor is a builder he will sort this himself PDQ.

The valuation is good at the price we offered and that should mean that things can progress from here.

So today is the 17th July, it would hope we should move by end of August.

Blocking Up The Kitchen Door.

One of this we saw that we wanted to do the house was block up the kitchen door.  This would give us extra counter space and improve security.






Whilst this wouldn't be a first job we wanted to see if building control had any issues so I wrote to them, and their reply was as follows; 

"Yes, you may block up this door as under Building Regulations, a kitchen is acceptable as in inner-room. If you are blocking the door fully you may need to consider some mechanical extract ventilation if there isn’t any existing. This should be ducted to external air and be rated as extracting 30 litres/second if incorporated within the cooker hood or 60 litres/second if elsewhere. If you are only partially blocking the door and providing a window, this would require an application unless the window is installed by a FENSA registered installer."

To answer the points one by one.

Ventilation : Existing plus we have a window.
Window : Nope we have one.

So we are good to go!

Meet the house.

On the 13th of June 2016 we viewed the house.  It was a complete departure from what we had been looking for but we saw massive potential.  To bullet point its key features,

Negatives,

  • Needs new kitchen
  • Needs new electrics
  • Needs new windows
  • Needs new boiler
  • Need modernising


So having had a sleepless night thinking about it, we decided to put an offer in.  This was 10k under the asking price and it was rejected.  Over the next week came to the conclusion that we WANTED it so we went in at the asking price a won it!!! GET IN!!.
